Duarte officials Monday began collecting public feedback on a large proposed development on site of the now closed Andres Duarte Elementary School.
The project at 1433 Crestfield Drive calls for 169 townhomes on 7 acres of the property and a renovation of Otis Gordon Park on the remaining 6 acres, according to the city.
The design includes 25 residential structures and one building for recreation and an office. Buildings contain four to eight townhomes. A combination of three- and four-bedroom residences range from 1,358 to 1,475 square feet each, totaling 132 three-bedroom and 37 four-bedroom units.
The project also calls for a 3,564-square-foot recreation center and leasing office that with a 2,570-square-foot common area that residents will be able to use. The proposed development will also have a pool.
The refurbished Otis Gordon Park will include fields for softball, baseball and soccer. The proposed new park also has an expanded “passive park area” that is not a part of the sports fields, a paved perimeter walking path and a parking lot with 59 spaces.
Information on the projects funding and costs were not immediately available. A sale of the property for multifamily residential use would total approximately $28 million and $48 million, according to a city document.
The Duarte Unified School District owns the property, and funding will be covered by the developer Crestfield Townhomes LLC, documents show.
Comments must be submitted by 5 p.m. July 31. Following the public comment period, the Planning and Economic Development Commission and City Council will hold hearings.
