Quality Dialysis Center Signs Long-Term Lease in Arcadia

The medical facility will replace the Fresh & Easy market

Quality Dialysis Center, has signed a $3,033,618, 10-year lease for 15,310-square-feet at The Shoppes Highlander Center, located at 133 E. Foothill Blvd. in Arcadia. The medical company plans to occupy The former home of Fresh & Easy by the first quarter of 2019.

Principals Dan Bacani and Jodi Shoemake of Lee & Associates Pasadena represented the landlord, Highlander Center, LLC. While a sales tax revenue generator such as a replacement grocery store would have been preferred by many at city hall as well as the landlord, the reality of the commercial real estate market across the country as it relates to big box retail forced everyone involved to reconsider.

“We provided our client and the city with information regarding the challenges big box users are currently facing and the market trends toward medical operators and experiential retailers replacing traditional tenants,” said Ms. Shoemake. “At the end of the day, a medical tenant is a use that will benefit the community.”

The Shoppes of Highlander Center in Arcadia, which is fully occupied is situated on Foothill Blvd., is a busy east-west corridor a half mile from the 210 Freeway. Servicing the West San Gabriel Valley trade area including Hastings Ranch in East Pasadena, Arcadia, Monrovia and North Bradbury, the area has some of the most sought after residential real estate markets in Los Angeles County. The Center is a short distance from the world-famous Santa Anita Racetrack, The Arboretum, Methodist Hospital and Westfield Santa Anita Mall.
