The Duarte City Council has scheduled a public hearing next month to discuss a proposed 169-townhome development on the former Andres Duarte Elementary School site.
The hearing on Sept. 23 at 7 p.m. in the City Council Chambers, 1600 Huntington Drive, will address zoning changes, the project’s design and its environmental impact report.
The project also calls for renovation of adjacent Otis Gordon Park.
The Duarte Unified School District has initiated a lease agreement with Crestfield Townhomes LLC to develop the school site at 1433 Crestfield Drive along with revamp of Otis Gordon Park on Central Avenue. The park and former school property total 13 acres, with 7 acres for the proposed 169 townhomes.
“The residential portion of the development is designed to front onto Crestfield Drive and Central Avenue, with a project entry drive on each street,” according to a city statement. “There will be 26 total buildings: 25 that are residential buildings and one recreation and leasing building.”
Buildings have four to eight townhome units each with three or four bedrooms ranging from 1,358 to 1,475 square feet, officials said. The project calls for 132 three-bedroom and 37 four-bedroom units, plus a 3,564-square-foot structure for recreation and leasing that includes a 2,570-square-foot common area. A common area pool is also part of the proposed design.
The refurbished Otis Gordon Park will include fields for softball and baseball that can also accommodate a soccer field. The proposed revamp calls for “an expanded passive park area separate from the sports fields,” a paved walking path around the site’s perimeter and a parking lot with 57 spots.
Information on the project’s funding and costs were not immediately available. A sale of the property for multifamily residential use would total between $28 million and $48 million, according to a city document.
