The city of Monrovia has released the draft environmental impact report for a five-story, mixed-use development proposed just south of Old Town.
The 701 S. Myrtle Specific Plan and Development Project proposes to redevelop a 1.61-acre site with 204 residential units, including 20 affordable units, approximately 2,370 square feet of commercial retail space and 2,782 square feet of indoor fitness center space. The project also calls for 1.5 levels of underground parking with 329 spaces, public and private open space and residential amenities.
The site has a one-story “light industrial building,” according to the city.
The draft report evaluates how the project could affect the environment with topics such as noise, cultural resources and hazards. According to the city manager’s office, the report “concludes that all potential impacts would be reduced to less than significant levels through mitigation measures and compliance with regulations.”

Whoever sends comments by Aug. 18 will receive a written response, and submissions will be included in the final environmental impact report.
